Anthem, Arizona is set North of the hustle & bustle of Phoenix life, accessible yet secluded, nestled at the base of Daisy Mountain. The homes for sale in Anthem, Arizona real estate market are only as old as 1999. It’s a very young community with everything fresh, new, modern, and appealing.

Amenities for the entire community include a 43,000 square foot Community / Rec Center that has a 3-story rock-climbing wall, indoor basketball courts, a lighted tennis center, weight training and cardio circuits, aerobics/dance studio and a child care center in which to leave your children while you work out. Anthem also provides not only pools, but a Big Splash Water Park, golf, golf memberships, a lake, and extensive walking trails and paths.

The beautiful guard-gated golf course community offers two 18-hole championship golf courses. Facilities include four putting and chipping greens, a bunker and a two-way driving range.

Anthem, AZ has so much to offer in the family activity arena, you'll have a hard time leaving home.

There are currently 739 Anthem, Arizona homes for sale, which is 22% more homes for sale in Anthem than 2 months ago. Anthem houses sell starting from $208K, which is 9% cheaper than 2 months ago. Also, there are now 50% more homes priced under $300K on the Anthem Arizona real estate market than 2 months ago.
391 Anthem, AZ homes are priced between $300 - $500K and have been on the AZ realty market an average of almost 5 months.
208 Anthem luxury golf properties are priced above $500K, a 28% increase in the last 2 months, and are also averaging 5 months on the market, thus far.

Anthem Arizona, though a lovely community, seems to me to have always had its disadvantages, both for attempted residency, and for investments. Anthem, AZ is located on the very North end of the Valley, having the usually congested I-17 as its only major access point. Though they have opened 2 surface streets to exit Anthem to the South, imagine being among its estimated 7200 households pouring onto the freeway at approximately the same time, morning and night, and joining the freeway behind all the other residents in central Phoenix who live farther South. This usually poses a difficult commute to work, as most employment is located quite a distance from Anthem, which, incidentally, hinders rentability and rental rates for you investors. Of course, this is not a problem for the many telecommuters, but if you plan to travel to work, I highly suggest a couple of practice commutes during rush hour before making your decision. Also, Anthem, AZ has limited shopping and dining amenities within the community, and therefore requires repeating the commute for such pursuits.
I believe these factors are the reason that in the scope of the housing market in the Valley, Anthem homes have a history of difficult resale and high inventory, i.e. people wanting to sell their homes.

In the last month, only 36 homes sold in Anthem, AZ, with an average of a 3.5% decrease from the Arizona mls listing price to the purchase price. This does not factor in the difference from the ORIGINAL list price which tends to come down drastically in that average of 5 months that a home for sale sits on the market before being sold in Anthem.
The average price per square foot was $168/sf.

In the first half of 2006, 357 homes sold in Anthem, averaging 3 months on the market with a 4% price reduction, at $185/sf.
In the 2nd half of 2005, 134 homes sold with an average 2% decrease in price, 3 months on the market, at $196/sf.
In the 1st half of 2005, only 119 homes sold, again with the 4% decrease in price (which seems to be a pretty consistent number), at $185/sf.

Again, Anthem, Arizona is a fabulous community if you can fit the niche.
