Gold Canyon Real Estate - The face of Gold Canyon Arizona is changing rapidly. The reason for this trend is undoubtedly the massive building of new homes in Gold Canyon, and just East of Gold Canyon, AZ, including the Peralta Trails community and the newer Entrada Del Oro community, which plans an additional approximate 900 new homes in Gold Canyon, AZ.
Also, recently publicized is the planned Superstition Vistas building project, to the East of Gold Canyon which, by 2060, projects a population of 900,000.
All the new homes in Gold Canyon, AZ are spurring the building of commercial amenities, such as local coffee houses, restaurants, gym, strip malls, banks, and there’s even rumor of plans for a fashion mall. Following the opening of future planned amenities, if history holds any vision, Gold Canyon real estate will eventually rival Scottsdale real estate.
These will ultimately be good things for the Gold Canyon realty values, but as it stands, resale of Gold Canyon houses has become extremely slow and difficult.

In 2005, by the end of February, 72 Gold Canyon, Arizona resale houses had sold. In the same time period in 2006 and 2007, only 33 and 34 houses for sale in Gold Canyon actually sold. The time on the market for a resale house to sell in Gold Canyon has gone from 72 days on the market in 2005, to 95 days in 2006, and 167 average days on the market this year. In spite of the slowing of house sales time, the average price per square foot has gone up in the last 2 years by about 20%.

As a Gold Canyon, Arizona realtor, I can tell you that there are currently more than 300 resale homes for sale in Gold Canyon real estate, and they’ve been on the market an average of 134 days. These Gold Canyon homes for sale range in price from the low $200K’s to the million dollar estates, including golf properties and horse properties. Many of them are individual new builds being sold through the Arizona mls. In fact, 28% of these homes are custom Gold Canyon new builds. 77% of these homes have been built since the year 2000.

The advantage that most of these Gold Canyon resale homes have over the new build communities is that they usually have larger lots, better views, easier access to the commercial amenities, and are closer to the Valley than the newer communities. During rush hour traffic, those 4 or 5 miles make a big difference.
The disadvantage they have is strictly in resale; trying to compete with the lure of buying a brand new home, never been lived in, just to your taste, and nearly at the same price.

Gold Canyon, AZ is a newer, well-maintained community, upscale in appearance, but affordable in price. Gold Canyon, Arizona is located at the foot of the Superstition Mountains approximately 45 minutes east of Sky Harbor (Phoenix) airport. It is adjacent to the Superstition Mountain Wilderness which offer thousands of square miles of public land for hiking, riding, photography, camping or hunting. There are five 18-hole championship length golf courses within Gold Canyon and dozens more within a 30 minute drive.

Gold Canyon, AZ is a place to fall in love with; there are no more beautiful mountains in the Valley of the Sun, reflecting purple as the sun sets, with a breathtaking view of it’s majesty from almost every spot in the established community.
